Below is what each service actually covers, what it usually runs, and where the line is. If yours isn't here, it's still worth a phone call — it usually is.
01 — Drywall & Paint
Patches that actually disappear.
The difference between a good patch and a bad one is texture. We match knockdown, orange peel and skip trowel, feather the edges wide, prime, and paint to the nearest break in the wall so you're not looking at a bright square for the next decade.
Typical: $135 for a patch up to 12". Larger repairs and full rooms are quoted hourly at $85.

- Holes from doorknobs, TV mounts, plumbing access and the occasional accident
- Water-damaged drywall and ceiling replacement (after the leak is fixed)
- Nail pops, corner bead damage and settling cracks
- Popcorn ceiling removal and re-texture
- Interior painting: single rooms, accent walls, trim and doors
What's included
- Baseboard, door casing, window trim, crown and chair rail
- Built-in shelving, closet buildouts, mudroom benches and cubbies
- Stair treads, risers, newels and railings that have gone wobbly
- Shiplap, board and batten, and other wall treatments
- Rot repair on porch posts, fascia and exterior trim
02 — Carpentry & Trim
Tight miters, filled nail holes, caulked lines.
Trim is where a house either looks finished or doesn't. Old homes in this town are rarely square, which means scribing, coping inside corners, and shimming until it reads straight to the eye instead of straight to the level.
Typical: hourly at $85. A standard bedroom's baseboard and casing runs about half a day.
03 — Doors & Windows
If it sticks, drags, or won't latch.
Nine times out of ten a door that won't close doesn't need replacing — it needs the hinges shimmed or the strike plate moved a sixteenth of an inch. We'll try the cheap fix first and tell you honestly when it's past saving.
Typical: $245 for a pre-hung interior door with casing. Adjustments and hardware usually fall inside the one-hour minimum.

- Deadbolts, smart locks, handlesets and door closers

04 — Mounting & Installation
Into studs. Not into drywall anchors.
A 65" television weighs about as much as a golden retriever. We find the framing, hit it with lags, and level it against the ceiling line rather than the floor — because the floor is never level and the ceiling is what your eye reads.
Typical: $145 for a TV up to 65" with concealed cables. Bring your own mount or we'll pick one up.
05 — Bathrooms & Kitchens
Fixture swaps, not gut remodels.
The high-value work in a bathroom is rarely the renovation — it's the twenty-year-old faucet, the running toilet, the caulk line that went black, and the exhaust fan that never actually moved any air. That's a morning, not a month.
Typical: toilet $215 · faucet $175 · disposal $185. Anything inside the wall goes to a licensed plumber.

- Vanities, sinks, faucets, toilets and shower valves trim-out
- Exhaust fan replacement and venting to the outside, properly
- Re-caulking tubs and showers, regrouting, cracked tile replacement
- Cabinet door realignment, soft-close hinges, new pulls and knobs
- Backsplash tile, under-cabinet lighting, dishwasher and range hookups
What's included
- Deck board replacement, railing repair, stair stringers and post rot
- Fence panels, pickets, and gates that stopped closing three winters ago
- Siding patches, soffit and fascia repair, trim replacement
- Gutter cleaning, downspout redirection and splash blocks
- Pressure washing decks, drives and siding; deck staining and sealing
06 — Decks, Fences & Exterior
Colorado weather is hard on wood.
Three hundred days of sun, hail in June and forty-degree swings in a single afternoon. Decks here need attention every few years, and catching a soft board early is the difference between a $200 repair and a $12,000 rebuild.
Typical: gutter cleaning from $175. Deck and fence repair quoted hourly after a look.
07 — Flooring
Squeaks, transitions and small rooms.
We're not a flooring company — we won't quote your whole main floor. But the squeaky hallway, the transition strip that keeps popping loose, and the laundry room that needs 180 square feet of LVP? That's a good day's work.
Typical: hourly at $85. Rooms over roughly 300 sq ft, we'll refer you to a flooring crew.

- Squeak elimination from above or below, depending on access
- LVP, laminate and click-lock installation in bathrooms, laundry and entries
- Transition strips, thresholds, quarter-round and shoe molding
- Subfloor repair and leveling before someone else's new floor goes down
- Damaged plank and tile replacement where you've got matching stock
What's included
- Grab bars in tubs, showers and beside toilets — anchored to real blocking
- Stair and hallway handrails, including both sides where it helps
- Threshold ramps, door widening trim and lever handles instead of knobs
- Brighter fixtures, motion-sensor night lighting, rocker switches
- Smoke and CO detectors, fire extinguisher mounting, cabinet and stair gates
08 — Aging in Place & Home Safety
The work that keeps people in their house.
A grab bar screwed into drywall anchors is worse than no grab bar, because someone will trust it. We open the wall if we have to, put real blocking behind it, and patch it back. It costs a little more and it holds three hundred pounds.
Typical: $95 per grab bar. Whole-home safety walkthroughs are free — we'll write you a list and you decide what's worth doing.
09 — The Punch List
Book the day. Hand over the list.
The best value we offer, and the reason most people call back. You write down everything that's been bugging you. We work straight down it until the day runs out.
Half day — $310
Four hours. Realistically six to nine small items: the wobbly towel bar, three pictures hung, a running toilet, a sticking door, two light fixtures.
Full day — $580
Eight hours, one trip, one invoice. This is the one that clears two years of backlog in a single Tuesday. Most popular by a wide margin.
Move-in / move-out
Turnovers, make-readies and pre-listing punch lists for landlords, property managers and realtors. Photo documentation per unit, monthly invoicing available.
Send your list ahead of time and we'll load the truck for it — that's usually worth an extra hour of actual work. Materials are billed separately at cost plus 10%.
