The list on your fridge, finally done.

Fifteen years of trim, drywall, doors and everything in between. One person shows up, on the day he said, with the right tools and a price you heard before the work started.

How it works

Three steps. No surprises in any of them.

  1. Tell us what's broken

Call, text a photo, or fill out the form. Photos help a lot — most of the time we can quote from them without a visit. You'll hear back the same day, or the next business morning if it's late.

  2. Get a real number

A written estimate with the price, what's included, and what it'd cost if we find something behind the wall. You approve it before anyone picks up a tool. Estimates are free.

  3. We show up and finish

On the scheduled day, in a two-hour window, with the materials already bought. We clean up, haul off the debris, and you don't pay until you've looked at it.

Straight pricing

Here are the numbers. Before you call.

Most handyman sites make you request a quote just to learn the hourly rate. We think that's a waste of your afternoon.

Standard labor rate

$85/ hour

One-hour minimum, then billed in 15-minute increments. That's the whole rate card.

  • No trip charge anywhere inside the service area.
  • Free estimates, in person or from photos.
  • Materials at cost plus 10% for the pickup run. Receipts included.
  • Half day (4 hrs) $310 · Full day (8 hrs) $580 — the punch-list rate.
  • One-year guarantee on labor. If it fails, we come back free.

Flat-rate jobs

Flat rates cover labor and cover the job as described. Materials and fixtures are separate. If we open something up and find rot, mold or bad wiring, we stop and re-quote before continuing — you'll never get a surprise line item.

Send a photo. Get a real number.

Free estimates, usually back the same day. If it turns out we're not the right call for the job, we'll tell you that too.

Scope

What we take, and what we won't.

A handyman who says yes to everything is a handyman who's learning on your house. Here's the honest line.

Yes, all day

  • Swapping like-for-like fixtures: faucets, toilets, disposals, fans, lights
  • Anything drywall, trim, door, or cabinet related
  • Outlet, switch and light fixture replacement on existing circuits
  • Deck, fence, gate and small exterior repair
  • Rental turnovers, realtor punch lists, pre-inspection repairs
  • The job three other guys wouldn't drive out for because it was "too small"

No — call a specialist

  • Electrical panels, new circuits, or anything requiring a licensed electrician
  • Gas lines, water heaters, and plumbing inside the wall or slab
  • Roof replacement or anything above a second story
  • Load-bearing walls, foundations, and structural framing
  • HVAC systems, asbestos, lead paint and mold remediation
  • Permitted additions and full remodels

Ask anyway. Fifteen years in this town means we know who's good at the things we don't do, and there's no charge for a phone number.

Service area

Northern Colorado, within about 30 miles of Old Town.

No trip charge anywhere on this list. Further out is still possible — call and we'll work it out, or point you toward someone closer.

From the neighbors

What people actually say afterward.

"Had four contractors ghost me on a bathroom vanity. Ryan quoted it from a photo the same afternoon, showed up Tuesday, and was done before lunch. The price was the price."
Dana M.Old Town, Fort Collins
"We booked a full day and handed over a list of 14 things we'd been ignoring for two years. He got through 13 and told us honestly the last one needed a plumber."
Jordan & Tess R.Windsor
"Installed grab bars and a handrail for my mom's place. He found the blocking, explained what he was doing, and wouldn't take extra for the second trip when the first bar was wrong."

Questions

The ones we get every week.

How soon can you get out here?

Usually within three to five business days for standard work. If water is running somewhere it shouldn't be, or a door won't lock, say so when you call — that jumps the line and we'll often get out same or next day.

Do I need to be home?

Only for the walkthrough at the start and the look-over at the end. Plenty of clients leave a key or a garage code. We'll text you photos as the job progresses either way.

Who buys the materials?

Whichever is easier for you. If you've already got the faucet in the box, great. If not, we'll pick it up and bill it at cost plus 10% for the run, with the receipt attached to your invoice.

Are you actually licensed and insured?

Yes. General liability through a Colorado carrier, and we're happy to email the certificate before we start — a lot of HOAs and property managers ask, and it takes about a minute to send.

What if something goes wrong after you leave?

Labor is guaranteed for one year. If a repair we made fails in normal use, we come back and fix it at no charge. Manufacturer defects on parts fall under their warranty, and we'll help you file it.

How do I pay?

Card, check, Zelle or cash, due when the work is finished and you've had a look at it. Jobs over $1,500 take a 30% deposit for materials. No payment is ever due before work begins on a standard call.

Do you work with landlords and property managers?

Regularly. We do turnovers, make-readies and recurring maintenance across Northern Colorado, with consolidated monthly invoicing and per-unit photo documentation. Ask about the volume rate.
